Verano Masterplan at Rio Vista:
A 1,222-lot assemblage within the Verano master-planned community located in the Palm Springs area and acquired over a period spanning several years, this previously broken resort-style community has been resurrected through the renovation of the clubhouse with pools, community room, and workout facility. The project is being repositioned to include among other uses, an active adult community, a duplex/townhome planning area, and a small detached-home courtyard community. As of early 2020, over 330 homesites have been sold to a US National homebuilder under a multiple take-down purchase scenario.
University Hills Specific Plan – Cal-State University, CSU San Bernardino, CA
This APA award winning masterplan community features 980 residences spanning over 400 acres around the CSU campus comprises of several planning areas with varied densities and unique communities. The neighborhoods are set apart by open space corridors, drainage ways, and sloped areas, while interconnected by a series of roadways and pathways. Residences range from estates to single-family detached to townhomes to stacked rental flats.
Union – Echo Park (L.A.)
A repurposed 69-unit multi-family development site in urban LA designed as Type V 4-story construction over a 2-level subterranean parking featured a neighborhood retail, and a roof top terrace.

Investment acquired from a US banking institution as a sub-Performing loan secured against warehouse office building in Lake Forest, and restructured to a performing note that was eventually paid off.

This residential community was successfully entitled and built out after overcoming numerous challenges.
Highland 55
The successful entitlement of this residential community site involved LAFCO approval for annexation, a FEMA map revisions, General Plan amendment and a zone change. The site was successfully sold to one of the US National Homebuilders.
